5 REASONS YOU SHOULD BUY A HOUSE NOW!
Here are the 5 reasons you should buy a house now:
- We are in a buyers market. Meaning that there are more houses to choose from and less competition compared to this time last year.
- Some sellers are giving buyers money for closing cost. Imagine getting anywhere from $1,000 up to $35,000 to help you buy a house.
- The U.S. tax code lets you deduct the interest you pay on your mortgage, property taxes, and some of the costs involved in buying your home.
- Money paid for rent is money that you will never see again, but mortgage payments let you build equity in your home.
- Building home equity is a ready-made savings plan. And when you sell, you can generally take up to $250,000 ($500,000 for a married couple) as gain without owning any federal income tax.
Owning a home is an exciting experience. Especially with all the benefits that I mentioned above and a bunch of others I have not mentioned. It is a straightforward and clear-cut process to get you into your ideal home.
Typical Buyer's Step-by-Step Process
- Buyer makes offer, seller accepts.
- Buyer's makes an earnest money (good-faith deposit) deposit roughly one thousand dollars.
- Lender orders appraisal.
- Home inspection is ordered. A home inspection will roughly cost $300.00 which we would pay for you at closing.
- Any repair issues are negotiated with the seller.
- Termite inspection is ordered.
- Surveys are ordered after a successful appraisal and inspections--buyers don't want to invest too much into the property until they are sure it's a go.
- Buyer applies for hazard insurance and the information goes to the lender and closing attorney.
- Nearing closing date, buyer arranges for utilities to be switched over. Closing takes place at the office of the buyer's settlement company.
- Buyer gives attorney certified funds to pay for closing and signs loan papers and other required documents.
- Attorney records new deed at the courthouse and disperses funds due to all parties.
